ABOUT Mesa Verde

Mesa Verde is located in the northwest sector of the city of Costa Mesa, California. It comprises about 3,000 homes with around 13,000 residents and covers roughly four square miles. Since Mesa Verde is located near major thoroughfares, commuting to other Southern California locations is convenient. Mesa Versa is quintessential suburbia—a quiet, Norman Rockwell-like neighborhood with curving, tree-lined streets that give it an upscale feel.

Although not a neighborhood of choice for singles, Mesa Verde is a good place to raise families. Mesa Verde doesn’t have a vibrant nightlife and abundant entertainment, but it has several beautiful parks and a wealth of options for dining and shopping on nearby Harbor Boulevard. The neighborhood borders the Santa Ana River Trail, which offers a 20-minute bike ride to Huntington Beach. Neighborhood schools are rated as average, compared to those in other communities, but Early College High School in Mesa Verde is considered one of the best educational institutions in California.

Most residents of Mesa Verde are married with an education level above the national median. Although most houses are average in cost and size, the layout of the neighborhood is anything but average. The Mesa Verde section of Costa Mesa was developed with more attention to design and aesthetics than the other areas of Costa Mesa.

Therefore, the area has beautiful, winding and curving tree-lined streets that give it the exclusive feel of more affluent California communities. The neighborhood offers several parks, including two very large ones, a nearby bike/walking trail, a nice community center, two outstanding golf courses and lots of dining and high-end shopping.

Around 160 earthquakes of 3.5 magnitudes or above were recorded in this part of California between 1950 and 2010 alone. For additional context, Mesa Verde’s earthquake index is more than twice California’s earthquake index of 21.80. With such a high index, it’s more of a question of if, rather than when, an earthquake will affect this neighborhood.

Because Mesa Verde is located near the Pacific Coast, high surf and weather moving in from the Pacific Ocean are of particular concern for residents. This neighborhood is regularly hit by floods, high winds, and hail storms. Intense thunderstorms are also known to develop in or around Mesa Verde.

Commute

Mesa Verde is optimally located for commuting. With Interstate 405 directly north of the area, commutes to Long Beach, Torrance and even Los Angeles are convenient. Highway 55 can be connected from Harbor Boulevard to reach Interstate 5 or the California 91 Expressway.

California State Route 73 is also nearby for an easy commute to the University of California at Irvine. The John Wayne Airport is only ten minutes away by car. Brookhurst Street, just to the west of the Santa Ana River, connects to the famous Pacific Coast Highway, which features beautiful stops such as Rancho Palos Verdes, Huntington Beach, Redondo Beach and Manhattan Beach.

Crime Rate

Although Mesa Verde’s overall crime rate doesn’t appear too attractive at first glance, it is worth noting that the neighborhood’s violent crime rate is lower than the same rates of both California and the country as a whole.

Specifically, the assault rate per 100K residents is 136.3. This is lower than California’s rate of 266.5 and the national rate of 246.8. From there, the robbery rate per 100K residents is 96.2, whereas California’s rate is 137.3.

The annual property crime rate in this area of California tracks around 3,800. The estimated odds of experiencing a property crime in Mesa Verde are 1 in 30.

Education

SCHOOLS IN Mesa Verde

Mesa Verde offers various preschool through high school educational opportunities in public and private schools. One of the public high schools, Early College High School, specializes in preparing students for college by focusing on academics and giving college credit for courses completed in high school. There are four private schools in the area, three of which also have a preschool.

One of the private schools is a highly rated Montessori school. Grades awarded to Mesa Verde schools by the website Niche range from B- to A. While the public schools have very dedicated staff and teachers, the Montessori school, Kline School and Renascence School International offer unique, highly-rated approaches to education. In this family-friendly neighborhood, there are enough public and private schools to keep the student to teacher ratio fairly low. Several of the schools give strong attention to performing arts and technology. Volunteer and parent participation in school activities are high.

ELEMENTARY
California Elementary School: California Elementary School strives to provide a well-rounded educational experience to students in all academic areas, athletics, performing arts, technology and computer science. The student to teacher ratio is 27 to one. This is a community school that has over 100 registered volunteers to assist in classrooms and parent groups that volunteer their help at the school. Adams Elementary School: Adams Elementary School has a mission to instill in every pupil self-worth, independence and responsibility. Its goal is to create lifelong learners and successful citizens who are able to reach their full potential. The school’s teachers are committed to providing positive experiences that promote self-expression, creativity, safety and responsibility while embracing diversity. There is one teacher for every 20 students. Wilson Elementary School: Wilson Elementary School has as its goal to provide a high-quality, comprehensive and meaningful education for all students. The student/teacher ratio is 21 to one. The school has a school-wide Positive Behavioral Intervention and Supports program that embraces the Respect, Ownership, Attitude, Responsibility and Safety (ROARS) slogan. Parents are encouraged to be highly involved in school programs.
MIDDLE
Charles W. Tewinkle Middle School: Charles W. Tewinkle Middle School in West Mesa Verde has approximately 700 students in grades seven and eight. The student/teacher ratio is 23 to one. The school has a robotics/engineering program for instruction in design, engineering and coding. Many electives allow pupils to explore interests to take up in high school.
HIGH
Estancia High School: Estancia High School is located in the southern region of Mesa Verde. Its student/teacher ratio is 21 to one. Based on state proficiency exams, 28% of the students are proficient in math, and 62% are proficient in reading. Gifted and Advanced Placement programs are offered. Early College High School: Early College High School is an alternative school that’s highly rated in California for preparing students for college. With 260 students, the school has a student/teacher ratio of 26 to one. Of the student population, 45% are proficient in math and 75% are proficient in reading. A greater focus is given to academics than to clubs and activities.
PRIVATE
Waldorf School of Orange County: Waldorf School of Orange County, a highly rated school in the southwest sector of the Mesa Verde, has 363 students from preschool to 12th grade. The student/teacher ratio is 9 to one. This ratio provides much one-on-one attention to students from teachers. Although tuition is high, at $19,925 for 12th grade, 92% of students attend a four-year college after graduation. Renascence School International: Renascence School International is a private institution for preschool through fifth grade with 91 students. Academic levels among students at Renascence School are on par with international levels. There is a strong emphasis on science, math, language arts and creative programs. Students attain proficiency in English, Mandarin Chinese and Spanish. Kline School: Kline School is a kindergarten through 8th grade school with 38 students and a student to teacher ratio of 8 to one. Kline School is best known for advanced use of technology and the arts. The school offers a highly individualized academic program for each student and has a computer for every student. Montessori Harbor-Mesa Elementary School: Montessori Harbor-Mesa Elementary School is a private, family-owned elementary school that offers preschool and primary grade education for area children on a part-time or full-time basis. Each classroom includes stimulating Montessori materials and activities, along with a weekly Spanish and music lesson. Depending on the student’s schedule, tuition prices range from $460 to $900.

Mesa Verde is an area of Costa Mesa that lacks little in terms of things to do for families with children. Its lovely parks offer hours of playtime for kids and dogs alike. The Balearic Community Center in the middle of Mesa Verde is a hot spot for children’s camps and workshops. A public and a private country club offer year-round golfing in beautiful Southern California. The local art studio and record store fulfil residents’ artistic and musical cravings. Restaurants only minutes away, such as Bonchon, which serves spicy Korean chicken wings, and the famous Taco Maria California-Mexican restaurant, are sure to satisfy everyone’s palate. At the corner of Harbor and Adams is Mesa Verde Center, which has a Vons Supermarket, a Starbucks, a CVS and other shops. SOCO Costa Mesa is a unique mall that has over 70 restaurants and shops, including specialty interior design stores.
Fairview Park
Mesa Verde’s Fairview Park is the largest park in the city of Costa Mesa. It has its own lake and waterfall. This 210-acre space is a great place to have fun with the kids and dogs. The park offers a model airplane strip and train rides at Goat Hill Junction. Fairview Park adjoins the Talbert Regional Park.
Estancia Park
Estancia Park features a grassy 200-acre open area with picnic areas and a children’s playground. The main attraction is the Diego Sepulveda Adobe, a historical landmark built between 1817 and 1823 as housing for herdsmen from Mission San Juan Capistrano.
Balearic Community Center
The Balearic Community Center has two rental rooms for meetings and receptions that hold up to 100 people. The rooms are used for Costa Mesa’s Day Camp Program and for the Recreation on Campus For Kids summer program. Adjacent to the center are a fenced playground, basketball courts and a large athletic field.
Costa Mesa Country Club
Costa Mesa Country Club is in the heart of Mesa Verde, boasting two municipal golf courses—the Mesa Linda Course and the Los Lagos Course. A “Golfer’s Special” is available for members to play 18 holes for $32 to $37.
Mesa Verde Country Club
Mesa Verde Country Club is a gorgeous member-owned, private golf club that features banquet and dining halls as well as a swimming pool and tennis courts. Many avid and professional golfers are among the more than 150 members of the club.
Inspired Art and Wine
For a fun experience for artists of all levels, the Inspired Art and Wine studio offers classes and private parties that include painting and wine tasting. An instructor guides each class, in which students create new, original paintings covering a range of painting techniques.
Bonchon
Bonchon at 1534 Adams Avenue is a Korean fried chicken restaurant that specializes in chicken wings. A cult favorite in Mesa Verde, the crispy wings are flavored with soy garlic and spicy hot glazes. The restaurant has draft and bottle beers, sake, wines and soju. Other Asian-inspired foods served are noodle dishes, steamed dumplings, fried rice, pork buns and bibimbap.
Taco Maria
Taco Maria at 3313 Hyland Avenue is helmed by the chef Carlos Salgado, who has made the restaurant famous for his signature “California-Mexican” cuisine. The restaurant serves tacos, appetizers and more, including Mexican sodas and cocktails. There is a large patio for dining and an open kitchen, where patrons can watch the chef prepare their food.
Port of Sound Record Shoppe
This unique local record shop at 1500 Adams Avenue has an extensive collection of music in nearly every genre. It also has turntables, supplies and speakers for sale. A knowledgeable and friendly staff is on hand to help shoppers find those rare records they’ve been looking for. The store also has online shopping available.
SOCO Costa Mesa
At 3313 Hyland Avenue, SOCO Costa Mesa is home to more than 70 restaurants, showrooms and stores. It houses a group of shops called the OC MIX that are acclaimed throughout Southern California for an eclectic mix of specialty food spots, community events and home accessory stores and showrooms as well as interior design services.
