Overview

ABOUT Silverado

Silverado, California is situated in the Santa Ana Mountains and is an up-and-coming residential area. Although this unincorporated community is small, Silverado has a big appeal to particular residents.

With an elevation of 1,211 feet and natural surroundings further inland from the Pacific Coast, Silverado started as a mining area back in the 19th century. As such, the community’s name is a remnant of the area’s history and previous industry. Because Silverado experienced a resurgence in the 1940s, new housing was built during the years following World War II.

The population of around 2,000 permanent residents is largely made up of artists, craftsmen, and fans of the great outdoors. Silverado attracts a crowd of individuals who appreciate retreating from the fast-paced and flashy environments of California cities.

Home to a general store, local churches, a community center, and a public library among other venues, Silverado very much maintains a close-knit, small-town feel.

An estimated 2,000 residents live in Silverado, and the population density is estimated to be 31 people per square mile.

The median resident age in Silverado is estimated to be 47, and 23% of the population is under 20 years of age. This number indicates that Silverado also has a good number of families living within its borders: specifically, 73% of households are families, and the average family size is 3 people.

As for ethnic background, 86.2% of Silverado residents are White. 3.7% of residents are Asian, and 0.3% of residents are African American, which indicates that 9.8% of residents come from other ethnic backgrounds.

Silverado Homes for Sale

An estimated 77% of housing options in the city are owner-occupied properties, and the remaining 23% of residences are rented. Silverado doesn’t include much developed land, which means that there aren’t many housing options in Silverado or the surrounding areas compared with neighboring cities such as Irvine or Lake Forest.

Because the majority of properties in the unincorporated residential area were built before World War II or following the population spike that occurred roughly between 1940-1950, Silverado properties tend to have more than a few years under their belts, and there are very few newly constructed properties to speak of in Silverado. However, there tends to be a considerable amount of land in Silverado available for construction projects.

Although Silverado homes can be expensive compared with national averages, the majority of residences don’t stack up with how expensive residences in California tend to be, which is one notable benefit that comes with living in Silverado.
