Laguna Altura is a master-planned community in Irvine, California. This lushly landscaped, 74-acre neighborhood, located off the I-405 and 133 freeways on the east side of Irvine, is surrounded by astounding canyon views. Four tracts of development in Laguna Altura are Siena, San Remo, Cortona and Toscana.

Opened in 2011, the community features homes that were inspired by classic Italian architecture. The neighborhood offers many resort-style amenities such as a swimming pool and spa, a sport court, a club house and recreational areas.

From hiking and bicycling to adventurous thrill rides, there’s something to do for everyone who lives in Laguna Altura. The nearby Spectrum Center offers an abundance of shopping, dining and entertainment, and the conveniently located Quail Hill Shopping Center also offers a variety of shopping and services.

Schools serving Laguna Altura are Alderwood Elementary School, Rancho San Joaquin Middle School and University High School. All three schools are within the award-winning Irvine Unified School District.

Laguna Altura is an upscale suburban community where most residents are white collar workers who earn an average of $138,000 per year. At a median age of 60, seventy-four percent of residents are homeowners, and sixty-two percent are college-educated.

Although some singles and couples without children live in the neighborhood, the community is full of family-friendly amenities. There are swimming pools, three large parks and hiking and bicycling trails.

Located near the confluence of the 133, I-5 and I-405 freeways, Laguna Altura offers residents an average one-way commute of twenty-five minutes. The Irvine Spectrum Center, only minutes away, can be reached by exiting I-405 onto Irvine Center Drive. The community of Lake Forest is only a short drive east on Lake Forest Drive.

Interstate 5 provides a direct commute southward to San Clemente or northwest to Santa Ana and Anaheim. Highway 133 connects to Highway 241, which can be taken north to reach the California 91 Expressway. I-405 can be driven westward to Fountain Valley and on to the Pacific coast.

Laguna Altura is a luxurious, upscale community with 597 single family homes. The community opened in 2011, with most of its homes selling for $1 million to $2 million. Although few homes are on the market at one given time in this neighborhood, homes that are listed are considered “hot homes,” which means they are likely to sell quickly.

During 2018, sixteen Laguna Altura homes sold for $930,000 to $1,830,000. Seven of these were condominiums.

The housing market for Laguna Altura remained relatively steady from 2016 to 2019, with some spikes and dips along the way. In January 2016, the median list price for homes in the community was $949,000, and in December 2018, the median list price was $1,081,900. From May 2016 to December 2018, the median sold price for Laguna Altura homes rose very little from $900,000 to $930,000.

Laguna Altura is a fully-gated neighborhood planned by the Irvine Company. Established in 2011, the neighborhood is comprised of four different communities—Siena, San Remo, Cortona and Toscana.

The Laguna Altura neighborhood has 597 single family homes built by Irvine Pacific Homes and managed by Keystone Pacific Property Management. Home prices in the community have ranged from $1 million to $2 million.

Three different floor plans are available in each community. Sienna residences have one to three bedrooms and 2.5 to three bathrooms with 1,618 to 1,788 square feet of living space. San Remo homes have one to four bedrooms with up to 3.5 bathrooms and 1,830 to 2,129 square feet of living space. Homes in the Cortona area have one to five bedrooms and up to four bathrooms. Living space in Cortona is between 2,380 and 2,951 square feet. Toscana residences have up to five bedrooms, 4.5 bathrooms and 3,123 square feet of living space.

There’s a great variety of things to do near Laguna Altura. From performing arts to nature watching, residents don’t have to go far to find excitement, interesting activities, abundant shopping and excellent dining. The two shopping destinations near the Laguna Altura community are Irvine Spectrum Center, with over 130 stores, restaurants and entertainment destinations, and Quail Hill Shopping Center, which offers many services, retailers and restaurants. To experience international culture and cuisine, the Irvine Global Village Festival and Irvine Korean Cultural Festival are both big draws for Laguna Altura and residents of the greater Irvine and Orange County area. For performing arts, Irvine Barclay Theatre, on the campus of University of California, Irvine, puts on musical, theatrical and contemporary dance performances. The adventurous can find thrills at Boomers! Irvine or K1 Speed Irvine. Excellent greens are available for golfers at Strawberry Farms Golf Course, and the San Joaquin Wildlife Sanctuary provides hours of appreciation for wildlife and natural beauty.
Irvine Spectrum Center
Located just a few minutes from Laguna Altura, Irvine Spectrum Center, with over 130 retail stores, restaurants and entertainment venues, is a premier destination for shopping, food and fun. Clothing stores include Concrete Rose and Cotton On. A couple desirable eateries in the center are Capital Dim Sum Seafood Bar and Habana. Attractions include thrill rides and live entertainment.
Quail Hill Shopping Center
The Quail Hill Shopping Center is a beautifully manicured shopping center close to the Laguna Altura neighborhood. The center offers many services such as banking, cosmetology, veterinary care, dentistry and women’s health care. Retailers include a CVS and Albertsons. Eateries within the center include Irvine Grill Café, Johnny’s Real New York Pizza and Nalu’s Hawaiian Fish Grill.
Laguna Beach
Laguna Beach is a favorite destination for residents of Laguna Altura. Laguna Beach occupies seven miles of coastline and has an incredible array of attractions, entertainment and dining. Options for activities at Laguna Beach include spending the day at the beach in Heisler Park, browsing the Laguna Art Museum or discovering a 432-ton ship sunk off Laguna Beach’s coast.
Irvine Barclay Theatre
Irvine Barclay Theatre is a performing arts venue in the Cheng Hall on the campus of University of California, Irvine. Boomers! Irvine
Boomers! Irvine is an amusement center that offers a variety of fun and entertainment. Boomers! features attractions like bumper cars, go karts, rock climbing and miniature golf. Buccaneer Cove is a large water park within the center that features five levels, wet tunnels, spray loops and several slides. The center is a good place for birthday parties and youth events.
Strawberry Farms Golf Course
Strawberry Farms Golf Course, located on Strawberry Farm Road, is one of the top-rated golf courses in Southern California. This par-71, 18-hole golf course is set near a 35-acre reservoir and is surrounded by beautiful hills, granite boulders and natural waterfalls.
K1 Speed Irvine
K1 Speed Irvine is an outdoor go-kart racing center with two professionally designed tracks. The center has electric go-karts that are suitable for all ages. San Joaquin Wildlife Sanctuary
The San Joaquin Wildlife Sanctuary on Riparian View is a 300-acre freshwater marsh comprised of several ponds and over eleven miles of nature trails. The sanctuary provides habitat for a great variety of avian life, including geese, herons, eagles, egrets, ducks and cormorants. The San Joaquin Wildlife Sanctuary is an enriching environment that kids love.
